Greece
Greek residency in 2026: southern Europe's only property golden visa (€250k–€800k), financial independence and digital nomad at €3,500, work, study and 7-year citizenship.
Greece is the EU country closest to Iran and Türkiye, and in 2026 it has southern Europe's only property golden visa: property from €250,000 to €800,000, a 5-year permit for the whole family (including parents) and no minimum stay. The new migration law (Law 5275/2026) made permits 3 years long and added the Tech and Talent visas. Greek citizenship is possible after 7 years of actual residence.
