With Ley Orgánica 1/2025, Spain fully abolished its golden visa (residency by investment) from 3 April 2025: not only the €500,000 property route, but every investment option (government bonds, shares, bank deposits and business projects). No new applications are accepted after that date.

What happens to existing holders and applicants

  • Applications filed before 3 April 2025 are decided under the old rules.
  • Visas and permits already issued remain valid until they expire.
  • Renewals follow the rules in force when the first permit was granted, so existing holders can renew as long as they keep the investment and meet the conditions.
  • After 5 years of legal residence, switching to long-term residence is possible, provided you spent enough time in Spain.

You can still buy property in Spain

Foreigners can still buy property in Spain; the purchase simply no longer gives residency on its own. Your home can serve as the accommodation required for the non-lucrative or digital nomad visa.

Frequently asked questions

Does the Spain golden visa still exist?

No. Since 3 April 2025 every option of the Spanish golden visa has been abolished and no new applications are accepted.

I hold a Spanish golden visa. Can I renew it?

Yes. Renewals follow the rules in force when your first permit was issued, provided you keep the investment and meet the other conditions.

What is the best alternative to the Spanish golden visa?

The Greek golden visa if you want property; non-lucrative residence if you want to live in Spain; and the Portuguese golden visa for non-property investment.

Based on Ley Orgánica 1/2025 as published in Spain's official gazette (BOE); position as of October 2026.
