Buying property in Türkiye can serve two goals: residence with a residential property of at least $200,000, and citizenship with an investment of at least $400,000 in property (with a 3-year no-sale commitment). Citizenship covers the spouse and children under 18, and Türkiye allows dual citizenship. In 2026 Iranians are still among the main property buyers in Türkiye.

Purchase and citizenship steps

  1. Get a tax number and choose the property; legal checks on title, debts and building permits
  2. Official (SPK) valuation and a military-zone check
  3. Transfer the funds through a Turkish bank and get the currency purchase certificate (cash is not accepted)
  4. Title transfer at the land registry (Tapu) with the 3-year annotation
  5. Get the conformity certificate and residence, and file for citizenship; processing usually takes 6 to 12 months

Costs and taxes

  • Title deed fee: 4% of the declared value (usually split between buyer and seller)
  • Annual property tax: 0.1%, or 0.2% in metropolitan areas
  • VAT exemption for non-resident foreigners on the first sale of a new property, if at least half the price is brought in as foreign currency before the invoice; selling within 1 year cancels the exemption.

Prices in 2026

The average price per m² in Istanbul is about TL 63,000 (about $1,300), from about TL 29,000 in Esenyurt to over TL 160,000 in Beşiktaş. Prices rose about 27% over the year.

Key points for Iranians

  • Money transfers and account opening for Iranians have become strict; settle a lawful transfer route before signing.
  • Never pay a deposit without an official valuation and title check.
  • Men under 22 who become citizens may be liable for military service. Details
